CEG launches new studio workspace concept at Albion Street, Leeds
CEG has appointed DP Design to transform 84 Albion Street in Leeds, providing a range of studio space for start-ups and smaller businesses.
Five Let Ready Studios are being created, offering fully furnished workspace for teams of 4 to 24 people. When completed in July, they will enable a company to move in, plug in and start work immediately.
Robert Morton, investment manager at CEG, said: “The Let Ready studios have been a phenomenal success at our nearby Kirkstall Forge development and Westminster Place in York. By including this type of workspace at Albion Street we can complement our out-of-town offer with a prestigious city centre address, just a stone’s throw from the station.
“Let Ready Go is perfect for start-ups, as well as established businesses wanting a regional base or extra fully-furnished project space with easy in/out leases. Our Let Ready Custom offer delivers bespoke designed workspace with no upfront costs.
“We also offer Let Ready Complete which provides a comprehensive all-inclusive service from COVID secure cleaning to maintenance, data, green energy and utilities management benefiting from CEG’s national buying power. We also ensure the business is up to speed with all fire and other legislation taking any worry away from managing premises.”
The offer is designed to provide a post-Covid solution to businesses needing easy-in, easy-out flexible leases with the ability to grow and contract on-site. As well as a great city centre location close to amenities, businesses will be part of a thriving business community and have access to contemporary break-out space and dedicated meeting rooms.
Fox Lloyd Jones and WSB Property Consultants LLP are appointed as agents marketing Albion Street on CEG’s behalf.
Nick Salkeld, Director at Fox Lloyd Jones, said: “We continue to see workspace strategies evolve following the pandemic, with occupiers more often seeking increased flexibility and fully furnished solutions to minimise capex requirements.
“CEG’s Let Ready model ticks these boxes and importantly bridges the gap between traditional leased space and serviced offices, with the suites benefitting from their own kitchen and meeting rooms on easy in / out all-inclusive terms. The scheme compliments the building and wider CEG Leeds portfolio, giving occupiers the opportunity to seamlessly grow into new build workspaces coming on board in both Temple and Kirkstall Forge.”
Duncan Senior, Partner at WSB added “Let Ready at 84 Albion Street provides an exciting alternative to both serviced and traditional offices in the City by offering businesses the benefits and amenities of serviced space on all-inclusive rents and flexible terms, whilst also allowing them to utilise and adapt their space to maintain their own unique brand and identity.”
84 Albion Street is a landmark office building located in the heart of Leeds City Centre. CEG has managed a comprehensive refurbishment program to provide cycle and shower facilities in the basement through to a roof terrace. The 23,700 sq ft Grade A office development provides five floors of space with all bar one offering corporate space, complemented by the new studio offer on the first floor.
